About Our Live Local Act Work in Miramar

Our work is the paperwork behind the Live Local Act property tax exemption for multifamily rental owners, and it does not stop once the exemption is granted. You get filings assembled to stand up under review, plus a clear plan for keeping each affordable unit qualified in later years.

How We Work With Property Owners

The Live Local Act exemption rests on two filings made in a fixed order. The Florida Housing Finance Corporation certifies that the affordable units meet the statute's rent and income limits, and that certification then goes with form DR-504AFH to the county property appraiser. A missing rent roll, an income figure measured against the wrong area median, or a filing that lands after the county deadline can cost a property the exemption for that tax year.

So we start with your property's numbers: unit count, rent schedule, and the income documentation behind each affordable unit. From that we tell you whether the property looks eligible and give you a free savings estimate before any filing work begins. If something is short, such as an expired income certification or a rent set above the limit, we name it and explain what fixes it.

The part many firms skip comes after approval. Once the exemption is granted, we check back with you, walk your leasing staff through the records the property appraiser can ask for, and put the annual recertification dates on the calendar so nothing lapses quietly. Clients include Coral Rock Development Group and Terra Group.

What You Can Expect From Us

  1. 01

    A straight eligibility answer

If the unit mix or rent levels fall outside the limits, we say so on the first call. You will not pay for a filing that has no realistic chance of approval.

  2. 02

    Written scope before work starts

Each engagement begins with a written list of the documents we need and the filings we will prepare, from FHFC certification through County DR-504AFH filing.

  3. 03

Records your staff can keep up

We explain why each lease, rent record and resident income certification matters, and how to store it so a reviewer can trace every affordable unit back to its paperwork. That makes annual recertification a matter of updating files instead of rebuilding them.

  4. 04

    Check-ins after approval

After the exemption shows on your tax bill, we follow up before the next filing season. We confirm that rents, resident turnover and new income verifications still line up with what was certified.

Where We Work

Our clients own rental properties in Miramar and nearby cities such as Pembroke Pines, Weston, Davie, Miami Gardens, Hialeah and Miami Lakes. We can sit down with you at our office, or handle the whole conversation over a phone or video call. A property on the Miami-Dade side files with a different property appraiser than one in Broward, so we keep each county's forms and deadlines on separate tracks for you.
