The Site Is General Information

Our pages explain how Live Local Act exemption applications, FHFC certification filing, county DR-504AFH filing and related work generally proceed. Statutes, agency forms, filing deadlines and county property appraiser practices change, and every property's unit mix, income limits and rent levels are different.

Any engagement begins only after we both agree to a defined scope of work. Any figure discussed on a first call is an estimate based on what you tell us and can shift once rent rolls, income certifications and appraiser records are reviewed.

No Promised Outcomes

Exemption approvals, FHFC certifications and assessed values are decided by state and county officials, not by us. We cannot promise that an application will be approved, that a deadline will be extended or that a specific tax savings will result.
