What Happens When You Call

We start with the property itself: the parcel or folio number, total units and how many are rented at or below the income limits. From there we can tell you whether the property likely qualifies, which units count toward the exemption, and whether FHFC certification has to come before the county DR-504AFH filing with the Broward County Property Appraiser. We also run a free savings estimate so you can see what the exemption could be worth before you commit to anything.

Our clients include Coral Rock Development Group and Terra Group, and every client gets the same follow-up. After a filing goes in, we check back on its status, explain what the approval letter means, and walk you through what has to stay in place for annual recertification. That way the exemption you earned this year doesn't lapse next year. We work at our office or by phone and video, so there is nothing to schedule on site.

Have These Ready Before You Call

  1. The property address and county parcel or folio number.
  2. A current rent roll showing unit sizes and monthly rents.
  3. Any recent tenant income certifications you already keep on file.
  4. Copies of prior FHFC certification letters or exemption approvals, if the property has them.

Learn If the Exemption Applies

In one conversation we check whether the property qualifies and estimate what the exemption could save. When it does, we walk through each filing step and the deadlines that count, including the March 1 date for the county application.
