Live Local Act Filings for Miramar and Nearby Cities
We prepare Live Local Act exemption paperwork for rental property owners in Miramar and the surrounding Broward and Miami-Dade communities. Most work happens at our office or by phone and video. After each filing, we check back and explain what keeps the exemption in place.

Where We Work
Our base is Miramar, and we take on properties across the cities around it. In Broward County that includes Pembroke Pines, Davie, Weston and Southwest Ranches. South of the county line, we work with owners in Miami Gardens, Miami Lakes, Hialeah, Hialeah Gardens, Country Club and Palm Springs North. The review, the document checklist and the filings are handled at our office or over a video call, so a building in Weston gets the same process as one a few blocks from us.
The county line matters more than the mileage. A property in Pembroke Pines files its DR-504AFH with the Broward County Property Appraiser, while one in Hialeah goes to the Miami-Dade office, and each office has its own submission steps and review timing. Before any form is filled out, we confirm the county, the parcel numbers and the income limits that apply. That way the FHFC certification and the county application describe the same units in the same terms, which is where many rejected applications go wrong.
What Applies Across the Area
- 01
Two counties, two property appraisers
Our service area splits between Broward and Miami-Dade. Each property appraiser reviews exemption applications separately and may ask for different supporting records, such as rent rolls, lease copies or a unit-by-unit breakdown. We track which office a property answers to and prepare the package to match what that office expects.
- 02
Income limits set by county
Qualifying rents are tied to area median income, and Broward and Miami-Dade each have their own published figures that are updated every year. A unit's rent has to be checked against the current year's limits, not last year's. We recheck rents and resident incomes against the new numbers each cycle so a unit does not quietly fall out of compliance.
- 03
A fixed filing calendar
In Florida, March 1 is the cutoff for getting an exemption application in front of the property appraiser for the year you want the savings to apply. The county package also depends on the FHFC certification, which has to be issued first. A late submission can push the benefit back a full year, so we plan the work in reverse from that date and begin collecting rent rolls and income records months before it.
- 04
Mixed rental property types
Owners across the area hold everything from older garden-style complexes to newer mid-rise buildings. The number of units, how many are set aside at qualifying rents and the income tier of the residents in them decide how much of the property's assessed value the exemption can cover. We work through those numbers with you before anything is filed.

Start With a Free Live Local Review
Tell us the property's county, unit count and current rents, and we will walk through whether the units appear to qualify. After any filing, we follow up and explain which records to keep ready for next year's recertification.
